For decades, American retail was all about standardized box sizes, cookie-cutter site plans, and “plain vanilla shells.” But at Jasko Development, we believe the retail paradigm has shifted in ways that affect nearly every retail asset type—from retail, restaurants and service tenants at urban and suburban mixed-use developments, to community centers in fast-growing suburbs, to standalone, triple-net-leased medical facilities, drugstores and fuel/convenience stores.
In an example of a retail-intensive project, Jasko is building a mixed-use property on 45 acres in fast-growing Fuquay Varina, North Carolina. Currently in the design phase, the project could include a grocery store as well as multiple retail buildings, service tenants, office users, and pedestrian-friendly, experiential amenities.
As consumers demand more from today’s retail environments, the onus is on tenants, developers and owners/managers to exceed those demands at every turn.
Jasko’s retail-placemaking process centers on collaboration with municipalities and community stakeholders: How does the development support the masterplan? What do residents most want to see? How can data be used to find the most successful solutions?
“Experience is playing a much bigger role at today’s retail properties, but the key is to understand precisely what kind of experience is the best fit,” says Avner S. Krohn, Jasko’s Chairman & CEO. “In some cases, it’s about conveniences like a dog park or a bank of EV charging stations. In others, maybe what’s called for is a community space for outdoor performances and events. Each project presents unique opportunities. Our job is to find them by going above and beyond.”
